This includes a thorough inventory of the property’s contents, as well as a schedule of condition for the walls, flooring, fixtures, fittings, and furnishings. Photographic evidence is also provided. They offer an essential legal reference, helping to resolve any discrepancies or claims against a tenant’s deposit at the end of the tenancy.
Usually, it is the tenant’s responsibility to pay utility bills and council tax. We can organise all meter readings and arrange the transfer of water, gas, electricity and Council Tax accounts to the tenant.
A deposit paid by a tenant at the start of a tenancy serves to protect against potential damage. Since April 2007, landlords must register deposits for new Assured Shorthold Tenancies with a government-backed tenancy deposit protection (TDP) scheme within 30 days of receiving the deposit. Failure to comply with this requirement can result in significant penalties for the landlord.
We will collect a deposit from the tenant equivalent to 5 weeks’ rent. The deposit will be held by the Deposit Protection Service (DPS) throughout the tenancy. Tenants will also be provided with a copy of the deposit certificate together with DPS’s name, contact details, and information about its dispute resolution service, as required by law.
